DO I NEED A REAL ESTATE LAWYER AS WELL?
Yes. Purchasing property is a complex legal process with so many details that it's important to have a lawyer checking the details. I can recommend great local lawyers for the process.
HOW WILL YOU FIND POTENTIAL BUYERS/RENTERS FOR MY PROPERTY?
Everything I do will be geared towards making sure the right people see your property in the right light. It starts with renovation and staging advice, professional photography for the listing, and continues on with multivector marketing using websites, social media, traditional marketing, custom signage, networking with other Realtors, and print media. Whatever it takes to get your property out there for the perfect buyers!
WHAT PERCENTAGE OF THE FINAL HOME SALE PRICE DO YOU CHARGE?
If you're buying, there are no Realtor commissions to cover. The seller typically covers commissions around 6%, but this is negotiable.
WHAT DOES A REAL ESTATE AGENT DO?
Almost everything. As your Realtor, I'll make sure that your interests are protected. I'll be there to walk you through complex legal issues, share advice to avoid pitfalls, organize inspections and meetings, and most importantly, I will connect buyers and sellers.
WHAT DOES A BUYER'S AGENT DO?
Your buyer's agent will help you find the right house, write up and negotiate the offer and contract, recommend other professionals (like home and pest inspections), and act as a buffer between you and the sellers to keep your interests first.
WHAT DOES A SELLER'S AGENT DO?
A Listing Agent, or Buyer's Agent, will help you determine a fair price for your house, recommend staging and repairs before listing, arrange for listing photos to be taken and to have the home listed on the MLS (realtor.com, Zillow,etc.) They'll also arrange showings and open houses and facilitate the negotiation of offers and contracts.
CAN YOU REPRESENT ME IF I'M BUILDING A HOUSE?
Yes! I can help you find the perfect piece of land and walk you through the building process with your builder. It's always good to have a second set of eyes looking out for your interests.
HOW MUCH CASH DOWN DO I NEED TO BUY A HOUSE?
Gone are the days of putting 20% down. There are mortgage options that allow for 3%-5% down and in rural areas you may qualify for a USDA loan with 0% down. Veterans also have 0% down options for financing. Buying a home, especially in this area, is a smart investment. For example, if you are a student it can save you thousands in rent and become an asset to sell or rent out to others when you graduate. Check with your bank to learn about what programs you may qualify for.
